Q.: How long will a bank finance a modular home?

A.: 30 years

Q.: Does Roy’s Home Sales set their own homes?

A.: Yes

Q.: What happens if we live on top of the mountain? Can you deliver and set up my home?

A.: We must be able to access the home site to deliver and place the home. The roadways must be wide enough to accommodate the wide load, maintained, and of suitable material, etc.

Q.: Does Roy’s Home Sales have a dozer?

A.: No. However, we do have access to all necessary moving equipment to place your home on-site.

Q.: Who obtains the building site?

A.: The customer obtains the building site.

Q.: Who ensures that a percolation (perc) test is completed?

A.: The customer will have the perc test completed (if necessary).

Q.: Does your company have a service department?

A.: Yes. We do all of our own service work, except for large items. Large items are handled directly by the factory. We stay with our customers for one full year. We prefer to take care of any cosmetic issues as soon as possible.

Q.: Can modular homes be stretched?

A.: Yes. Unless the company says it won’t work, the homes can be stretched. Please note that the company will charge you accordingly.

Q.: How often does the factory raise their prices?

A.: There is no way to know for sure – and we never know in advance until the factory notifies us. Generally, price increases may depend on market fluctuations, inflation, the price of wood trusses, roofing, lumber, OSB, plumbing, engineered lumber, steel fasteners, labor, and many other factors.

Q.: How long does it take to have a home built?

A.: Generally, the time it takes to have a home built depends on the time of the year and how busy the factories are at that time. Typically, the time ranges from 30 days to 3 ½ or 4 months. We will provide you with an approximate offline date when we order your house.
